Feedback & Communication ...When your listing is shown, The Padre Elite Team does their best to get feedback from the showing agent. We want you to know when your property is shown & what comments were given. If there was any negative feedback, we want to overcome those issues. After the property has been listed for a while, we want to touch base with you to discuss what has transpired. If there aren’t any show-ings up to then, revisiting the price & making adjustments will be discussed.
Virtual Tour and Pictures ...We believe that you need to post as many professional pictures as possible in the MLS and online. Some of the websites we use allow us to post 25 or more photos. The Padre Elite Team posts as much information as possible about our listings so we can prompt a buyer to request a showing. We love virtual tours and we will do a 360-degree tour for free on your property. Virtual tours are a great selling tool but a big expense for the REALTOR®. They take a significant amount of time to prepare so many REALTORS® do not use them.
Pricing ...During our listing presentation, we will provide you with information about sales to real buyers and give you information about current listings (your competition.) Together, we will arrive at a listing price that will sell your property in the least amount of time possible. If a property is not priced correctly, agents will not show it because of the high volume of inventory from which to choose.
Staging ...We love helping our sellers with staging their property. It makes such a difference in getting your property sold. There are many properties for sale today. You have to be the best property at the best price to be the one a buyer chooses. Many buyers are not able to visualize how a room will look furnished if the room is empty. Staging removes the guesswork for buyers. We can also arrange virtual staging for you if you like.
Marketing ...Over 92% of buyers today have started their research online, therefore, we put the majority of our advertising budget into Internet Marketing. Your listing will be posted on all pertinent websites.
Representation ...The Padre Elite Team believes in representing only one client...you. We will not represent both sides of a transaction as we feel it is a conflict of interest.
Negotiations ...Because of our years of experience in real estate, we feel our ability to help you in the negotiation process is superior to trying to “wing” it on your own. We hold a CPN certification, “Certified Professional Negotiators.” These skills are important not only in securing the highest sales price for your property but also for working the contract from the offer through closing. There are many items to negotiate such as price, repairs, closing date, possession, seller’s net proceeds, etc.
Critique All Documents ...Real Estate in Texas is constantly changing. There are many addenda and notices that must accompany a purchase contract, in addition to the legal requirements of the purchase contract. We are current with our continuing education to be sure we are up to date on the latest changes. When we present an offer on a property to you & get an acceptance of that offer, we confirm that all these documents are correctly provided and we make sure that you are protected in the best way possible.
Monitor Your Deal Closely Through Closing ...Once we have an executed contract submitted to the title company, The Padre Elite Team monitors the progress of tasks and timelines stipulated by the contract to ensure requirements are met and the process flows smoothly to closing.
Action items such as the termination option period deadline, seller’s disclosure, appraisal, inspection, resale certificate, survey, etc., must be completed in accordance with the contract.
