Feedback & Communication…When your listing is shown, The Padre Elite Team does their best to get feedback from the showing agent. We want you to know when your property is shown & what comments were given. If there was any negative feedback, we want to overcome those issues. After the property has been listed for 30 days, we want to touch base with you to discuss what has transpired. If there aren’t any showings during that period, revisiting the price & making adjustments will be discussed. Seller reports from our virtual tour provider is another form of feedback communication we offer. These reports enable you to see how many people took the time to view your virtual tour on the Internet.
Virtual Tour and Pictures…We believe that you need to post as many professional pictures as possible in the MLS and online. Some of the websites we use allow us to post 25 or more photos. The Padre Elite Team posts as much information as possible about our listings so we can prompt a buyer to request a showing. We love virtual tours and we will do one for free on your property. Virtual tours are a great selling tool but a big expense for the REALTOR®. They take a significant amount of time to prepare so many REALTORS® do not use them.
Pricing…During our listing presentation, we will provide you with information about sales to real buyers and give you information about current listings (your competition.) Together, we will arrive at a listing price that will sell your property in the least amount of time possible. If a property is not priced correctly, agents will not show it because of the high volume of inventory from which to choose.
Staging…We love helping our sellers with staging their property. It makes such a difference in getting your property sold. There are many properties for sale today. You have to be the best property at the best price to be the one a buyer chooses. Many buyers are not able to visualize how a room will look furnished if the room is empty. Staging removes the guesswork for buyers.
Marketing…Over 92% of buyers today have started their research online, therefore, we put the majority of our advertising budget into Internet Marketing. Your listing will be posted on all pertinent websites.

Monitor Your Deal Closely Through Closing…Once we have an executed contract submitted to the title company, The Padre Elite Team monitors the progress of tasks and timelines stipulated by the contract to ensure requirements are met and the process flows smoothly to closing. Action items such as the termination option period deadline, seller’s disclosure, appraisal, inspection, resale certificate, survey, etc., must be completed in accordance with the contract.
Four & Two for the Price of One…Since there are 4 licensed agents plus two assistants on our team, we are able to provide exceptional service for you. When one of us is tied up, the other one is there to back us up. Our assistants help us keep all the mounds of paperwork & detail in order. Educated & Involved…The Padre Elite Team takes more continuing education (MCE) classes than required by the Texas Real Estate Commission. Alta has been a broker for 40 years so she is grandfathered & isn’t required to take MCE credits. She takes them anyway. Gayle has been in real estate for over 24 years; Jules,14 years. Laurie has over 1 year but has 2 mentors on the team.
We have earned numerous designations. Alta holds GRI, RSPS, CRS, CPN designations. Gayle holds CLHMS (Certified Luxury Home Marketing Specialist), ePro, SFR, CPN designations. Jules holds the CLHMS designation, ePro & ABR. Laurie already holds the GRI designation!
