Waterfront property sold to patten companies in Florida

A Port Isabel waterfront property, with deep-water boat slips on the Laguna Madre bay, has new owners. Patten Companies closed on the 18-acre, 42 lot property located at 245 Port Road in Port Isabel this week. Buyers are Mike Patten, John Patten, and Gary Sumner.
Patten Companies has over 600 communities in 36 states. John Patten spoke about “delivering the best value because buyers are value driven” and “folks are looking for waterfront property.”
Pirates Cove’s origins began in 2005, when Mike and Patty Johnson purchased the land. They started the tedious process of digging up the channel that would align with their vision of deep-water boat slips to accommodate all 42 lots. By 2008, the channel, seawall and docks were completed. At the entrance of Pirates Cove is a 3/8-scale lighthouse replica. At the furthest end of the property was the Johnson’s 6,000 square foot home they built in one of the lots facing the Laguna Madre bay in 2010. A second lot was sold and another home built in 2012.
Despite the Johnson’s great efforts to fulfill the mission of selling the lots and filling the property with homes in this beautiful, serene, waterfront area, the market and economy had changed during that time. It has changed again in a positive way. The Johnson’s are happy to pass the torch onto the new owners and they are eager to see the property revamped and built to the fullest.
Laurie Howell, Realtor with RE/MAX and representing the buyers said, “Port Isabel is very fortunate to have a national development company come in and recognize the amazing potential of Pirates Cove. The moment they saw it they were impressed with the attention to detail, the condition of the boat slips, concrete roads and the easy access to the Gulf of Mexico and the Laguna Madre bay. They want to be part of our community and I hope everyone in Port Isabel and the Laguna Madre area will welcome them with open arms.”
About 40 lots will be available, varying in size from 65’x 125’ to 75’ x 150’ (approximately ¼ acre). Lots accommodate yachts up to 55’ with direct access to the Gulf of Mexico. This project will be actively marketed and selling of lots will commence in early 2020.
